Now is the time to buy a house!



It's not because of what's specifically going on in the housing market. It's not because of supply and demand or some good data point that could drive prices higher.

Believe me, there are still plenty of reasons to be bullish on housing, as I've recently explained. But that's not why you should consider buying TODAY.

It's time to buy a house right now because home prices suffer from extreme seasonality. And January is the absolute best time to put your money to work.

Let me explain…

"Seasonality" simply means that an asset's price tends to peak and bottom at certain times of the year. Many assets are seasonal… But few assets move in seasonal trends as consistently as U.S. housing.

Home prices tend to bottom (for the year) in January. And they tend to peak (for the year, again) in June. This happens year after year, like clockwork.

The chart below shows average single-family-home prices since the housing bust. The pattern is consistent and obvious. Take a look…



The lows always occur in the winter months (January), and the highs always occur in the summer months (June).

And this isn't a post-crash phenomenon. Housing prices have followed this pattern for decades, as the chart below shows. Look at the consistent "up-and-down" price movement from year to year. It's incredible…



What's crazy is how extreme the swings in housing prices are from their yearly bottom to their yearly peak… In short, home prices typically make all of their gains from their January bottoms through their June peaks.

The table below shows what I mean…



Home prices have only increased 3% a year since 1989. And all of the gains happened from January to June… In that period, home prices tend to rise 9%, on average. Wow!

Over the rest of the year – from June to January – home prices tend to lose value.

January is the best time of the year to buy a home. It's the seasonal bottom for home prices in the U.S. And the biggest gains for 2016 will likely occur over the next five months.

Secrets To Raising Your Credit Score!

Today's tip will help you whether you are buying a new house, a new car, a cell phone, or applying for homeowners insurance!

With the rapidly changing conditions we've seen in the real estate and mortgage industries, it's critical to keep your credit score as high as possible.

Some employers pull credit reports on job applicants, so it will even help there.

These quick tips will help increase your overall credit score.

First, never cancel a credit card that is more than 2 years old. Having a "seasoned" account, one that is more than 2 years old is a big plus for you.

Next, increase your maximum allowable credit limit. In other words, if you have a credit card that is close to its maximum balance, call the credit card company and ask them to increase the credit limit.

The credit bureaus don't like to see "maxed out" credit. Tell them you would like them to do this without pulling your credit.

In addition to this, spread out your balances among your cards trying to keep the ratio between card balances and credit limit to 30% or less.

For example, let's say you have 3 credit cards and $3,000 in credit card debt. If all the cards have limits of say $4,000, it would be best to put $1,000 on each of the cards than to have just 1 of those cards with the full $3000 balance.

Finally, be sure to pay your bills on time. The number one reason for a low credit score is late payments.

And here's a scary fact. Studies show that 79% of all credit reports have errors on them. 79%!!! That's almost 8 out of every 10 reports. That almost sounds criminal, but it's true.

If you are even considering buying a new home or refinancing, let's take a look and see if we need to do some "homework" to build your credit score up to its highest possible point. Since lower scores mean higher interest rates, even a few lost points on your credit score could cost you tens of thousands of dollars in wasted interest payments.

Did you know that credit bureaus sell your info without telling you?

As most of you know, there is a "Do Not Call List" that the government set up a few years ago. If you are on the do not call list, telemarketers cannot call you or they get an $11,000 fine. This has really cut down on the telemarketing.

This is not the golden nugget I want to give you today but if you have not signed up for this yet, the link is right here http://www.donotcall.gov/.

Now here's the real insider secret. I bet you didn't know there is a "Do Not Send Me Junk Credit Card and Junk Mortgage" offers List.

You see the big credit bureaus sell your credit information to credit card companies and mortgage companies without your permission. You then get all of those confusing letters, many of them trying to trick you into thinking they are your current credit card or mortgage company. There has been a big push to get the big 3 credit bureau's, Trans-union, Equifax, and Experian to stop this invasion of your privacy. But they are fighting it tooth and nail because they get big money for selling your private credit information without your permission.

So far, the only way to force them to stop selling your information to all of those strangers is for you to tell them not to. They have created a link for you to do this which is: http://www.optoutprescreen.com/ .

I laughed when I saw the website that they've set up for you to get your name removed. They make it sound like they are selling your private credit information to just anybody that pays them the big bucks, for your benefit.

This tip has pulled back the curtain and you can see what's behind it. I have a friend who signed up for this about 6 months ago and the amount of junk credit mail and mortgage mail he has received has plummeted! Now the stuff he gets in the mail has a lot better chance of really being from his current credit card companies or current mortgage company.

As a side benefit, this action will actually raise your credit score because the credit bureaus computer system sees this as a responsible thing to do, thus raising your score. Isn't that interesting!!

Here's another very important point that I've mentioned before; now is a great time to be looking for the house you've always wanted, but never thought you could afford! It's still a buyer's market, and I'm here to help you!
